The single most requested job across Middle Tennessee right now is opening the wall between kitchen and living space in houses built from the 1970s through the 1990s. Those homes are structurally sound and generously sized but were laid out as separate rooms, and the wall in question is frequently load-bearing — which means a header, sometimes a point load carried down to the foundation, and a permit. It is an excellent change and it is not a cosmetic one.
On the bathroom side, the pattern is just as consistent: converting the builder-standard tub-shower in a primary suite into a walk-in shower. In the large late-1990s and 2000s subdivisions across Williamson, Rutherford and Sumner County these bathrooms were built to a very consistent plan, and what is behind the tile is usually a mortar pan and a plastic liner now at the end of its life — so what looks cosmetic is a full rebuild once the tile is off.
